RENTAL TERMS & CONDITIONS – VIEWPOINT VILLAS RAWAI
Bookings may be made via third-party villa rental platforms or directly through the Property Manager.
The terms “Viewpoint Villas Rawai”, “we”, “us”, or “our” refer to the management company, Viewpoint Villas Rawai Management Company Limited, registered in Phuket, Thailand.
The term “villa” refers to the specific property confirmed in your booking.
Submission of a booking request or form constitutes full acceptance of these Terms & Conditions.
1. BOOKINGS
1.1 Availability & Rate Confirmation
Upon enquiry, Viewpoint Villas Rawai will confirm availability, applicable rates, and deposit requirements. Reservations are processed strictly on a first-come, first-served basis.
1.2 Exclusions & Extra Charges
Rental rates exclude (but are not limited to): baggage handling, gratuities, international calls, babysitting, food and beverages, personal expenses, and any excessive cleaning required after departure (e.g. upholstery or curtain cleaning). Costs for damage or breakage to villa property will also be charged separately.
1.3 Rates & Stay Conditions
Rates are quoted per night and include daily housekeeping. Additional services such as a driver or chef are available at extra cost.
Check-in: after 3:00 PM
Check-out: by 12:00 PM
Rates may vary depending on season, duration, and discretion of Viewpoint Villas Rawai.
1.4 Occupancy Limits
Each villa has a maximum occupancy as stated in its description. Exceptions for infants or young children may be considered at the Villa Manager’s discretion.
1.5 Included Services
Your stay includes:
- Airport meet-and-greet and transfer coordination (optional)
- Villa orientation and inventory check upon arrival
- Daily housekeeping, pool and garden maintenance
- Bed linen, kitchenware, and initial toiletries
Optional services (extra charge): chef, driver, babysitter, and others, subject to availability.
1.6 Local Taxes
All applicable local taxes are included and handled by Viewpoint Villas Rawai.
1.7 Deposit Requirements
A deposit (typically 50% of the total booking value) is required immediately upon booking. Reservations are only confirmed once funds are received.
If payment is not received within 5 banking days, the booking may be cancelled without notice.
2. PAYMENT TERMS
The remaining balance must be paid no later than 30 days prior to arrival.
For bookings made within 30 days of arrival, full payment is required upfront.
Failure to complete payment on time may result in automatic cancellation.
All prices are quoted in USD unless otherwise specified.
3. CANCELLATION POLICY
All cancellations must be submitted in writing (email accepted) to the booking agent or Villa Manager. Cancellation takes effect from the date received.
Cancellation fees:
- 90+ days before arrival: Full refund
- 45–89 days: 20% of total booking retained
- 30–44 days: 50% retained
- 29 days or less: 100% non-refundable
These terms also apply if the booking is cancelled due to non-payment.
4. BOOKING MODIFICATIONS
Any request to amend a booking is subject to approval by Viewpoint Villas Rawai and availability.
5. REFUND POLICY
Refunds will only be issued under the following circumstance:
5.1 Property Unavailability
If a villa becomes uninhabitable and no comparable alternative can be provided, a full refund will be issued in the original payment currency.
6. CHECK-IN & CHECK-OUT
Standard times:
- Check-in: after 15:00
- Check-out: before 12:00
Adjustments may be accommodated subject to availability and prior agreement.
7. CHANGES OR CANCELLATION BY MANAGEMENT
In rare situations beyond control (e.g. natural disasters, fire, flooding), if the reserved villa cannot be provided, Viewpoint Villas Rawai will attempt to offer a suitable alternative.
If no alternative is available, a full refund will be issued (excluding bank fees).
No further liability or compensation will apply.
8. REGISTERED GUESTS
The number of guests must not exceed the confirmed occupancy unless approved.
Additional guests may incur a charge of USD 50 per person per night, or may be required to leave.
Non-compliance may result in termination of the booking without refund.
9. SECURITY DEPOSIT
A refundable security deposit of 20,000 THB is payable upon arrival.
This covers damages, breakages, or additional services.
The balance will be refunded after inspection at check-out.
10. INSURANCE
Guests must hold comprehensive travel and health insurance covering cancellations, delays, medical emergencies, and personal belongings.
Viewpoint Villas Rawai accepts no liability for accidents, injuries, or losses during the stay.
11. LIABILITY
The Property Manager ensures the villa is maintained to a suitable standard.
However, Viewpoint Villas Rawai shall not be held responsible for any direct or indirect loss, damage, or injury arising from the stay, including events beyond reasonable control (e.g. natural disasters, political events, third-party services).
We reserve the right to refuse service or terminate bookings at our discretion.
12. COMPLAINTS
Any issues must be reported within 24 hours to allow prompt resolution.
If the guest vacates early due to unresolved issues, any applicable refund will be assessed accordingly.
13. GUEST CONDUCT
The booking party is responsible for all guests’ behaviour.
The Villa Manager reserves the right to evict guests for inappropriate conduct without refund.
14. VILLA STAFF
Daily housekeeping is included.
Additional staff (chef, babysitter, driver) can be arranged at extra cost and subject to availability.
15. LINEN & LAUNDRY
Towels are provided and changed about every three days. Linen are changed about every week.
Laundry facilities are available, or staff can arrange service at additional cost.
16. VALUABLES
Each villa includes a safe.
Guests are responsible for their personal belongings. Viewpoint Villas Rawai accepts no liability for loss or damage.
17. PETS & SMOKING
Pets are not permitted.
Smoking is only allowed outdoors.
Violation may result in eviction and loss of deposit.
18. FIREWORKS
Fireworks or flammable devices are strictly prohibited.
Any breach will result in immediate eviction and forfeiture of deposit.
19. CHILD SAFETY
Due to villa design and features such as swimming pools, children must be supervised at all times.
Guests should assess suitability prior to booking.
20. DISCLAIMER
Viewpoint Villas Rawai is not liable for any delays, losses, or disruptions caused by circumstances beyond its control, including but not limited to natural disasters, government actions, accidents, or equipment failure.
